Rental History:

Two years of rental history will be verified on present and/or previous residences. A history of not paying rent on time, disturbances, property damage, or an eviction filing will result in denial to rent the home. History must be verifiable and from an objective source.

Employment History/Income:

Applicants must have two years of employment history. Applicants must have a combined gross income of at least three times the monthly rent. You will be asked to furnish copies of your last two employment pay stubs or if self-employed, a most recent tax return or 1099's.

Credit History:

An unsatisfactory credit report showing payment defaults may result in requiring a higher security deposit or can disqualify an applicant from renting the home.

Section 8:

Due to the paperwork and required inspections, we are not accepting applications involving the Section 8 program. We can however, refer you to a property management company who does participate in the section 8 program.


Pets are considered on some of our rentals. Only non-aggressive pets will be considered. Certain animal species including Pit Bull, Rottweiler, German Shepherd, Husky-Alaskan Malamute, Doberman Pinscher, Chow, Great Dane, Saint Bernard, Akita, Wolf Hybrids, and any animal with a history of biting are not accepted. All service animals will be accepted. A non-refundable monthly pet fee acceptable to the owner will be charged.


In the event any exceptions to the qualifying criteria are made, additional security deposit or co signers may be required.


Application Fees:

All application fees are non-refundable with no exceptions.

Length of Lease

Our standard lease term is for 12 months.

Holding Deposit:

We may require a holding or good faith deposit to be collected to hold a property off the market. In the event the application is approved and applicant fails to enter into a lease, the applicant shall forfeit this deposit. This deposit shall be applied to the required security deposit.

Security Deposits

Security Deposits are security for faithful performance of the lease agreement. Unless claimed due to a breach of lease or property damage, the security deposit is refundable within 15 days after move out of the property at the expiration of the lease term and the return of all keys to our offices.

The security deposit is usually equal to:

One full-month's rental fee for qualifying applicants. We reserve the right to require a higher security deposit for applicants with "bruised" credit, or failure to meet the standard qualifying criteria, and/or pets.

Funds to Move In

To move in we require that you place the security deposit and pay the first month's rent. These funds must be paid by certified funds (money order or cashier's check). We do not accept personal checks, credit or debit cards for the security deposit and first month's rent. 

Application Process Time

Application processing time may vary. Applications are processed as quickly as possible, however, many other parties are involved (your employer, refferences, current landlord, ect,) as well as varying seasonal increases in applicants being processed or number of vacancies being filled.
